How The Build Actually Goes
Six stages, no mystery. Most LA custom homes run 10–12 months from first lot walk to move-in, depending on city requirements.
- Stage 01
Lot walk & feasibility
We visit the site, check zoning, setbacks, slope and utilities, and give you a realistic build budget before you spend on design. 1–2 months.
- Stage 02
Design & engineering
Architectural set, structural, Title 24 and 3D renderings so you approve the finished look on screen first. About 3 months.
- Stage 03
Permits & approvals
LADBS plan check, corrections, and any hillside, coastal or HOA review. We run the counter so you don't. 2–3 months depending on city requirements.
- Stage 04
Site work & foundation
Demo, grading, caissons or slab, retaining walls, underground utilities. The unglamorous part that decides everything.
- Stage 05
Frame, systems & envelope
Framing, roof, windows, plumbing, electrical, HVAC, insulation and drywall — with inspections cleared at each stage.
- Stage 06
Finishes & keys
Cabinetry, tile, floors, fixtures, paint and landscape. Final inspection, certificate of occupancy, walkthrough, keys. 3–5 months for construction total.
