How The Build Actually Goes

Six stages, no mystery. Most LA custom homes run 10–12 months from first lot walk to move-in, depending on city requirements.

    Walk & Assessment

    We walk the property together — sun, soil, slope, drainage problems, how you actually use the yard, and what the water bill looks like today.

  2. Stage 02

    Design & 3D

    Planting plan, materials and layout in photoreal 3D. We adjust until it's exactly right before anyone touches a shovel.

  3. Stage 03

    Grades & Drainage

    Demo, haul-off, re-grade and install drains. Water goes where we tell it to go — this is the step everyone else skips.

  4. Stage 04

    Hardscape & Irrigation

    Paths, patios, tiers, walls, fences, then drip lines and the smart controller zoned by plant type.

  5. Stage 05

    Planting & Finish

    Trees, shrubs, succulents, ground cover, mulch, lighting — plus a care sheet and a rebate packet for your utility.

LADWP Water

Turf replacement

$5.00 per sq ft

Capped at $25,000 or 5,000 sq ft, with a 250 sq ft minimum. Needs three plants per 100 sq ft, a stormwater retention feature and drip irrigation. Synthetic turf does not qualify, and you must be approved before a single blade of grass comes out — no exceptions.
