How The Build Actually Goes

Six stages, no mystery. Most LA custom homes run 10–12 months from first lot walk to move-in, depending on city requirements.

  1. Stage 01

    Consultation & Walkthrough

    We walk the bath, talk budget honestly, and flag what the plumbing, the layout and the city will actually allow.

  2. Stage 02

    Design & 3D Renderings

    Floor plans, elevations and photoreal renders. You approve tile, vanity and fixtures before we price the job. 1–3 weeks.

  3. Stage 03

    Permits & Engineering

    Plumbing, electrical and Title 24 energy approvals. 2–5 weeks depending on your jurisdiction and whether we move walls.

  4. Stage 04

    Demo & Rough-In

    Protection goes up, old bath comes out, then framing, plumbing reroutes, electrical, ventilation and the waterproofed pan — flood-tested.

  5. Stage 05

    Tile, Surfaces & Vanity

    Tile laid to the approved layout, slab or stone vanity top, custom cabinetry, niche, bench and paint — the part that looks like the renders.

  6. Stage 06

    Fixtures, Trim & Handoff

    Fixtures set, mirrors and lighting trimmed, final inspection, punch walk, deep clean and keys back to you.
