Dual-Pane Low-E Vinyl Windows

The LA default. Two panes with a low-emissivity coating that blocks heat gain in summer and holds warmth in winter — the single biggest comfort jump from single-pane glass. Energy Star rated, rebate-eligible.

Fiberglass Windows

Stronger and more stable than vinyl in direct sun and south-facing walls. Won't warp, rot or fade — the right call for hillside homes and large fixed picture windows.

Aluminum-Clad Wood Windows

Wood warmth inside, weatherproof aluminum outside. The pick when you want a high-end look on a mid-century or Craftsman without repainting every few years.

Multi-Slide & Pocket Doors

Floor-to-ceiling glass that stacks or pockets away for true indoor-outdoor LA living. We handle the structural header, tracks and weather sealing — not just dropping in a box.

Patio, Sliding & French Doors

Replacement sliders, French doors and hinged patio units with energy glass and smooth-rolling hardware. Often the leakiest old opening in the house — and the most visible upgrade.

Entry & Front Doors

Fiberglass and steel entry doors with sidelights and transoms. Insulated, secure and weather-stripped, with the curb-appeal payoff that photographs.

Soundproof & Traffic-Rated Windows

Laminated and triple-pane assemblies rated for STC and OITC — the fix for homes near the 101, 405, LAX flight paths and Metro lines. Cuts outside noise dramatically without changing the look.

Egress & Safety Windows

Code-correct egress windows for basement conversions and bedroom additions, with tempered safety glass where required. We pull the permit and size the opening to code.

Window Walls & Openings

We remove and reframe walls to create large window walls, corner glass and clerestory runs — engineered headers, flashing and Title 24 glazing handled as one scope.

Title 24 Compliant By Default

Every window and door we spec meets California's Title 24 glazing requirements for your climate zone. The CF1R and NRa paperwork is in the contract — not a surprise at the counter.

Rebates And Credits Filed

We spec Energy Star and rebate-eligible glass by default, verify what LADWP and SoCal Edison are running the week you sign, and hand you the documentation for the federal 25C credit.

Full-Frame, Not Insert

We pull the old frame and flash the rough opening — no retrofit insert hiding rot behind a new sash. You see what's in your walls before we close them.

Fixed Price, Written Scope

Window and door model numbers, glass packages, trim scope and warranty terms in writing before a single sash comes out.

How The Build Actually Goes

Six stages, no mystery. Most LA custom homes run 10–12 months from first lot walk to move-in, depending on city requirements.

  1. Stage 01

    Measure & Spec

    We measure every rough opening, note orientation and shading, and spec the glass package (U-factor, SHGC, low-E, sound rating) for your house and your street. 1 visit.

  2. Stage 02

    Proposal & Order

    Window and door model numbers, glass packages, trim and rebate math side by side at two or three tiers. You pick, we order and lock the schedule. 3–5 days to confirm; lead times run 2–8 weeks.

  3. Stage 03

    Permit & Title 24

    Permit pulled with LADBS or your city, Title 24 glazing compliance documented, HOA drawings if needed. We chase the counter so you don't. 1–3 weeks.

  4. Stage 04

    Prep & Interior Protection

    Floors covered, furniture masked, blinds down and old windows and doors out. Full-frame openings inspected and repaired before the new units go in.

  5. Stage 05

    Install, Flash & Finish

    New units set, leveled, insulated and flashed. Hardware and weather seals tuned, casing and trim installed, caulked and painted to match. Most homes are 1–3 days on site.

  6. Stage 06

    Inspection & Handoff

    City inspection cleared, old windows and doors hauled away, glass cleaned, warranty registered and rebate paperwork filed. Then we're a phone call away.
