How The Build Actually Goes
Six stages, no mystery. Most LA custom homes run 10–12 months from first lot walk to move-in, depending on city requirements.
- Stage 01
Walk & Assess
We inspect every elevation for cracks, delamination, moisture intrusion and failing caulk, then photograph it all.
- Stage 02
Hydro-Wash & Repair
Pressure wash the whole exterior, cut out and patch cracks, re-lath any failed sections, re-caulk penetrations.
- Stage 03
Mask & Protect
Windows, doors, lighting, roof edges, hardscape and plants covered before anything is sprayed.
- Stage 04
Stucco Coats
Scratch, brown and finish coats where re-stucco is in scope, with proper cure time between lifts.
- Stage 05
Prime & Paint
Masonry primer, then two coats of elastomeric or acrylic, sprayed and back-rolled for a uniform film.
- Stage 06
Detail & Walk-Through
Trim, doors, fascia and railings finished, everything unmasked, site cleaned, punch list walked with you.
